Selling a home in a bad neighborhood

Jacksonville, Florida, is an especially beautiful and interesting place to live.

There is access to the ocean as well as St.

John’s River and attractions such as the Jacksonville Zoo, Amelia Island and MOCA (Museum of Contemporary Art). The city hosts musical concerts, professional sporting events, neighborhood farmer’s markets and marathons. There are really gorgeous, safe and affluent neighborhoods such as Ponte Vedra, Avondale, Deerwood, San Marco and Fort George Island. When I first moved to Jacksonville, I had very little money and no knowledge of the area. I purchased a smaller home in a rather rundown neighborhood. I had hopes that the area would be developed and the property would gain in value. Instead, the crime rate increased dramatically. I also dealt with storm damage to the roof, flooding, mold growth and vandalism. Packages were stolen from my front step on multiple occasions. Someone spray painted graffiti on my garage. I was constantly cleaning up dog feces and litter. When I earned a promotion and higher pay at my job, I decided to move. I was eager to get out of that neighborhood. Unfortunately, finding a buyer proved impossible. The real estate agent wanted me to drop the price and invest into repairs and improvements. I just wanted to walk away from that house as quickly and painlessly as possible. However, I needed a return on investment in order to afford the downpayment on the new house. I ultimately went with a cash home buyer. I found a local, family-owned company that simplified the process. I submitted the online form, answered a few questions and received an offer within a matter of hours. Once I accepted, the closing was quick.
