For years I had been messing around with homeowners insurance.

I had a rental property in Jacksonville, FL that I bought with my brother.

He then had me buy him out and it was just mine. I hated being a landlord. I hated that the property wasn’t anywhere near me. I hated dealing with tenants, clean up, lawn care, and insurance matters. For a year I messed around on the phone trying to keep insurance on my rental. The issue was that the rental property roof was over 15 years old. Typically you should be able to hire a roofer that says the roof is good and you get insurance. The companies near my property wouldn’t do it though. They wanted a new roof. A new roof would have made the rental property totally worthless. I could never get that level of money back from rent. I put my foot down. I looked all around for insurance and couldn’t get anyone to insure with an old, but perfectly fine roof. I started looking at selling. Nobody wanted to buy an on market house with no insurance. So that is how I found a Jacksonville property cash buyer. The lack of insurance and the mess I was dealing with was a minor setback. I actually got a great deal since the guy felt the insurance was easily fixed. I was glad to just get rid of that horrible rental. Now I have cash in hand and no more work. I have never been so thankful to not have to call anyone.
